The valley's fastest-building frontier, and its best value.
North Las Vegas is a separate incorporated city, not a Las Vegas suburb, with its own government, its own police and fire departments, and one of the valley's biggest concentrations of new construction. A decade of master-planned building, Aliante, Eldorado, and the Villages at Tule Springs among them, has put brand-new homes within reach of buyers priced out of the rest of the valley.
Aliante wraps a golf course, a casino, and Craig Ranch Regional Park's 170 acres into one address, and the northern rim keeps pushing further into open desert with fresh subdivisions behind it. Nellis Air Force Base and the North Las Vegas VA Medical Center anchor the east side, and the fast-growing Apex industrial corridor is bringing jobs that didn't exist here a decade ago.
The infrastructure keeps catching up to the growth: new retail corridors on the west side, and quick I-15 and 215 access to the rest of the valley. Builders release here at more price tiers than almost anywhere else in Southern Nevada, which is what makes it the first stop for buyers chasing the most square footage for the money.
