Northwest Las Vegas

Established streets at one end of the 95, brand-new phases at the other.

Centennial Hills · Skye Canyon · Providence · Lone Mountain

Northwest Las Vegas is the corner of the city that runs northwest along US-95 to the edge of the desert, and it's really two markets that share one freeway. The south end, around 89108, 89129 and 89130, is where the northwest was built first, so only 29% of its homes went up in 2000 or later, per the Census Bureau's American Community Survey. The north end is Centennial Hills, where 79% did and builders are still releasing new phases in Skye Canyon and Providence.

That split shows up in what homes sell for. Single-family homes in 89108 closed at a $390,000 median from February to July 2026, and 89129 and 89130 closed at $440,000 and $450,000, per GLVAR MLS data, while the four Centennial Hills ZIPs ran $539,000 over the same months. So the northwest gives you a real choice between an established street closer to the middle of town and a newer house farther up the hill.

US-95 ties both ends together, which keeps Summerlin and downtown a straight drive away, and the open land is never far either. Lone Mountain rises out of the neighborhoods in 89129, Floyd Lamb Park's ponds sit at the north end, and the Tule Springs Fossil Beds run along the northern edge.

Leaving the San Fernando Valley?

Who it fits

You'd choose Northwest Las Vegas for the range: an established house from the 1980s or 1990s at one end, a brand-new master-planned home at the other, and US-95 connecting both.

Before you visit a model

Talk to me before you walk into a model home. Not after.

Every builder has a rep in the model home. That rep is good at their job, and their job is the builder’s number, not yours. The day you sign the guest card, most builders treat you as their customer, and your room to bring in your own agent gets thinner.

So here is the rule that saves my clients the most money: text me the area or the community you want to see before you go. Not an address, just where you are headed. I will tell you what that builder is doing right now, what is negotiable this month, and what to never sign on a first visit. It costs you nothing and it keeps me on your side of the table.

Skye Canyon and Providence are both still releasing phases, and incentives shift community by community. Text me before you tour a model and I'll tell you who's dealing this month.
