How much cheaper is Las Vegas than California, really?+
On housing, roughly half. Las Vegas runs about $261 per square foot against $647+ in coastal metros (mid-2026 estimates). Add zero state income tax against California's up-to-13.3%, lower property tax with a 3% annual cap on primary residences, and cheaper insurance, and most relocating households keep five figures more per year before they change anything about how they live.
Do I have to pay California taxes after I move?+
Not on income you earn as a Nevada resident. But California is aggressive about residency audits. The move has to be real: home, time, driver's license, voter registration. California-source income (a CA rental, a CA business) can stay taxable there. I'll point you to a cross-state CPA before you file anything.
How long does the whole move take?+
Buying resale: 30–45 days from accepted offer. New construction: four to ten months depending on the builder and stage. Most movers run the CA sale and the NV purchase in parallel and are in the new house inside a quarter.
What has to happen after I arrive?+
Nevada gives new residents 30 days to get a Nevada driver's license and register vehicles. Utilities, school enrollment, and homestead protection filing round out the first month. It's a checklist, not a project. And you'll get it sequenced.
Which Las Vegas neighborhood feels most like where I live now?+
The honest answer is by the numbers, not by feel. Summerlin: the most established master plan, highest price per foot, built against Red Rock. Henderson: the widest price range in the valley and the shortest drive to the airport and the California route. Southern Highlands: newer, gated, mid-to-upper price. Southwest Las Vegas: the newest construction and the most home per dollar. The valley map on this site, or the Matchmaker, narrows it to two or three on price, housing type, and commute in minutes.
Is the heat actually livable?+
June through September is real desert heat. And it's dry, planned for, and traded against eight months of the best weather in America. Pools, shaded lots, and garages are standard equipment here, not luxuries.
