Southern Highlands sits higher and cooler than the valley, built around a private Robert Trent Jones Jr. golf club and some of the most understated luxury in Las Vegas. Tree-lined parkways, guard gates, and a community that never needed to advertise.
The plan is deliberately self-contained: roughly 2,300 acres of villages arranged around the club, with its own parkway spine, its own retail at the entrance, and parks and paseos threaded between the gates. The St. Rose Parkway corridor handles the bigger errands minutes away, and I-15 at the community's front door puts Harry Reid International about fifteen minutes out and the Strip about twenty.
Housing runs in two clear tiers: production and semi-custom homes in the outer villages, then estate lots behind the guard gates around the golf course, where most of the area's headline sales happen. It is one of the few parts of the valley where the private-club, guard-gated formula exists at this scale south of Summerlin, and it holds its pricing accordingly.
