Sunrise Manor
The east side under the mountain, minutes from downtown.
Sunrise Manor is the valley's northeast quarter: established neighborhoods built mostly from the 1960s through the 1980s, running from the downtown edge out to where Frenchman and Sunrise Mountain stand over the last streets. Lots here predate the walled-subdivision era, which means real yards, mature trees, and block after block of single-story homes.
The mountain is the amenity. The Frenchman Mountain trailhead climbs 4,000 feet to a full-valley view, the Las Vegas Wash green corridor traces the south edge toward the Wetlands Park, and Sunrise Park's ballfields carry the everyday load. Nellis Air Force Base anchors the north end, and Boulder Highway runs the spine with the valley's longest-running casinos on it.
The trade is the same one it's been for decades, and it still works: an older home with real bones, priced well under the valley median, in exchange for one of the shortest drives to downtown anywhere in the city.
