Summerlin is what happens when someone plans a city for forty years and refuses to rush it. Twenty-two thousand acres stepped against Red Rock Canyon, with the discipline to still feel finished: every village stitched together by more than 150 parks and 200 miles of trails.
Mornings here start on the trail with the canyon glowing red behind you; evenings end at Downtown Summerlin, with open-air dining, shopping, and a Vegas Golden Knights practice rink, fifteen minutes from your driveway without touching the Strip.
The housing stock runs from production homes to guard-gated custom estates in The Ridges, where lots overlook the canyon on one side and the valley's lights on the other. It's the most complete neighborhood in Las Vegas, and it knows it.

Every builder has a rep in the model home. That rep is good at their job, and their job is the builder’s number, not yours. The day you sign the guest card, most builders treat you as their customer, and your room to bring in your own agent gets thinner.
So here is the rule that saves my clients the most money: text me the area or the community you want to see before you go. Not an address, just where you are headed. I will tell you what that builder is doing right now, what is negotiable this month, and what to never sign on a first visit. It costs you nothing and it keeps me on your side of the table.
