New-build country against Lone Mountain, on the valley's high northwest edge.

Centennial Hills is the valley's northwest frontier, one of the last master-planned pushes before the desert takes over, built almost entirely this century. Skye Canyon and Providence climb toward Lone Mountain with parks, trail loops, and community centers built in from day one, and the housing stock is new and energy-efficient, sized for buyers who want a real yard instead of a lot line.

The elevation buys real weather: a few degrees cooler than the valley floor, with open space at the doorstep. Floyd Lamb Park's ponds and cottonwoods sit at the south end, the Tule Springs Fossil Beds badlands run along the north edge, and Lone Mountain rises just past both. US-95 threads down the middle of the area, so Summerlin runs about fifteen minutes and downtown about twenty.

Builders are still releasing new phases here, which means active incentives and 2026 floor plans alongside the finished streets from the area's first decade. It's the trade every buyer here makes on purpose: a quieter address on the northern edge for more house per dollar than Summerlin.

Every builder has a rep in the model home. That rep is good at their job, and their job is the builder’s number, not yours. The day you sign the guest card, most builders treat you as their customer, and your room to bring in your own agent gets thinner.
